'The Point'

'The Point' parcel is approximately 1.7 ± acres to the high tide line with approximately 1.03 ± acres to the top of the bluff. This parcel sits atop a minor Basalt Headland with approximately 260 ± feet of ocean frontage, spruce trees and fantastic ocean views. To the south, the Heceta Head Lighthouse beacon shines out past Devil's Elbow at night. There are close up views of migrating Whales, Stellar Sea Lions, Seals, Pelicans, Bald Eagles, Ospreys and Otters; as well as a multitude of different migrating Sea Birds.

The building site is setback 50 feet from the top of the bluff looking down onto the beach and ocean. There are outstanding southern and northern ocean views. You have the necessary County, State and Federal approvals; ready for County building plan submission. There is also County permission to build a path to the beach which is included in the Special Use Permit. Although this parcel does not yet have a well installed, we will give back needed funds from escrow to drill up to a 400' capped well by Christensen Well Drilling Company. There are also State approved Surface Water Rights for Nancy Creek allowing .01 CFS (4.48 GPM) for Domestic Use Expanded. This Surface Water Right will need a dwelling built before the Water Right can be perfected and a final certification issued by the Oregon Water Resources Department (OWRD).
